What are Periodic Electrical Inspections?
Over time, all electrical installations can deteriorate with age and use, therefore making them potentially unsafe. They should therefore be inspected and tested to check whether they are in safe condition for further use or whether they should be replaced.
Perioding Inspections will often identify common hazards such as overloaded electrical circuits or equipment, electric shock risks, fire hazards, lack of earthing or bongind and any unsuitable electrical work.
Electrical Equipment and installations should be checked every so often:
- 10 years for an owner-occupied home.
- 5 years for a rented home.
- 3 years for a caravan
- 1 year for a swimming pool.
- When a property is being prepared for letting.
- Before selling a property or buying a previously-occupied property.
Once complete and satisfactory, an Electrical Installation Condition Report will be issued, detailing any observed damage, deterioration, defects, dangerous conditions and any non-compliances with the present-day safety standard that might give rise to danger.
Do I require Landlord's Electrical Safety Certificate?
It is important that as a Landlord you ensure that all Electrical Appliances and Fittings are safe - in the property you rent out.
For peace of mind it is important to make sure that you do have a Landlord's Electrical Safety Certificate, as you could be held liable should an accident occur.
